Job purpose:
The Head of Property Management holds strategic responsibility for the overall performance and operational standards of the property management function across the national portfolio. This role is key to supporting the wider Asset and Property Management functions who are responsible for asset and portfolio management.
You’ll be based at our head office based in the heart of Manchester City Centre - Union on Albert Square. With some travel when necessary across Leeds, Liverpool and Birmingham.
What we’re looking for:
- Experience of taking ownership of Property Management functions in a real estate business
- You’ll have embedded best practice across property portfolios within property management. Collaborating with finance teams to drive portfolio wide efficiencies
- Showing a proactive approach to develop collaborative relationships across inter-departmental teams as well as external stakeholders
- A true leader, capable of representing the Property Management function internally as well as with external suppliers
- Driving service charge performance reports, reviewing and supporting regional teams in identifying and implementing operational improvements.
- Experience working for large institutional funds and high profile portfolios, especially around reporting requirements and client meetings
- Experience in creating and managing service charge budgets including multiple schedules ensuring apportionments are correctly set up
- Experience in service charge analysis for buildings against industry benchmarks and advising clients on potential savings or service improvements
What you’ll be doing:
- Service Charge Oversight: Act as the national property lead for service charge budgets and reconciliations, providing expert support to the regional teams to ensure accuracy and value for money.
- Finance Strategy Coordination: Work side-by-side with the lead Finance Manager to define the national timetable for service charge delivery and ensure 100% adherence to it.
- Systems & Process Improvement: Identify and articulate property management requirements for system improvement projects, acting as the key stakeholder in the evolution of Salesforce and internal workflows.
- Portfolio Reporting: Coordinate the collation of regional service charge reports into a portfolio-wide compendium for the Senior Management Team.
- Performance Tracking: Take responsibility for driving service charge performance reports, reviewing and supporting regional teams in identifying and implementing operational improvements.
- Market Benchmarking: Manage the gathering and communication of wider market benchmarks and KPIs for service charges to ensure the portfolio remains "creatively commercial".
- Strategic Supplier Management: Ownership of key national service charge supplier relationships, acting as the ‘client’ to ensure contract performance aligns with business goals.
- Growth & Mobilisation: Lead the property management side of due diligence for new acquisitions and manage the mobilisation or disposal processes.
- Development & PMA Management: Lead the setting of budgets for new developments or major redevelopments and advise on the drafting and administration of Property Management Agreements (PMAs).
- Internal Coordination: Serve as the primary strategic link between the property management function and the wider Operations and Supplier Management teams.
