This role focuses on our retail proposition, specifically around our town centre brands in Stamford Quarter, Stretford, and Mill Gate - therefore you’ll spend a good chunk of your time present in these spaces, building relationships and embedding yourself in these communities.
Job purpose:
As a Commercial Manager is responsible for responding to our demand pipeline and letting vacant retail and leisure space. You’ll do this by really understanding the needs of both our potential and existing customers and collaborating with the wider team to create a brilliant experience. You’ll get support from a Chartered Surveyor within Bruntwood to help you thrive in the role.
What we’re looking for:
- You’ll have graduated with a degree in property/real estate - we can support MRICS qualification if you are keen to become qualified
- Ideally you'll have some property related work experience
- You’ll have a passion for retail spaces, building communities and thriving town centres
- As an excellent communicator, you will have the ability to remain professional during challenging conversations, negotiations and stakeholder relationships
- You’ll enjoy working with wider teams internally, collaborating on projects and achieving success as a collective
What you’ll be doing:
- Manage the enquiry pipeline, undertaking viewings and instructing deals, making sure we deliver an excellent experience from the outset.
- Deliver on all elements of property customer account management including; lease renewals, expansions, relocations, rent reviews, customer relationships (including debt and queries), and owning and driving the data regarding them.
- Full lifecycle account management exploring all sales opportunities with our customers and to ensure we retain all customers and when necessary being creative with the structuring of terms as well as an ability to engage on potentially challenging conversations.
- Own and manage a number of key customer accounts within the Bruntwood portfolio, driving retention and developing strong stakeholder relationships.
- Be an advocate for the customer, continually outlining the importance of great relationships and driving this passion within the team, by leading by example.
- Work collaboratively with colleagues including the Asset Managers, Building Surveyors, Lease Transactional team, Marketing team and Operational Managers to ensure a total team approach to sales transactions.
- Be fully aware of market dynamics and competition, utilising networks and relationships to identify trends and innovation within the sector, whilst continually acting as an ambassador for Bruntwood.
- Develop and maintain excellent working relationships with retail agents and other third parties to make sure Bruntwood are the preferred partner.
