The Area Operations Manager looks after our portfolio of buildings in Birmingham which includes Centre City, Innovation Birmingham, Birmingham Health Innovation Campus and many more. 

What we’re looking for:

We are seeking a dynamic and experienced leader, ideally with a background in service, hospitality or property to help elevate our service delivery in Birmingham. With multi-site and management experience, the ideal candidate will be confident in leading and coordinating teams, setting expectations and writing service standards to drive excellence. As we continue to invest into Birmingham, including our pioneer building, Centre City and refurbishments in McLaren and Enterprise Wharf, this role will be instrumental in enhancing the customer experience and ensuring commercial growth. 

The successful candidate will have a hands-on approach, fostering key relationships with both internal stakeholders—asset, surveyor and commercial teams—and external partners to create a more connected and collaborative working environment. While building compliance knowledge is essential, familiarity with laboratory spaces (particularly for Birmingham Health Innovation Campus) would be an advantage. A proactive problem solver with influencing skills, you will navigate a matrixed organisation, securing buy-in and consensus while ensuring smooth operations. Job purpose:

As Area Operations Manager, you will lead our Birmingham Operations team which incorporates: 4 Customer Operations Managers, 2 Facilities Team Leaders, a Customer Community Coordinator and a team of Hosts & Facilities Team Members (35 in total, and growing). Ensuring collaborative working across the buildings and inspiring colleagues to drive our service mission. 

 What you do:

  • Inspire and empower the team to deliver exceptional customer service across the whole portfolio, delivering a best in class customer experience to exceed their expectations.
  • Provide strategic direction, leadership and development for our customer facing teams. Our employee experience should align with our customer experience.
  • Manage and communicate initiatives, processes and KPIs to enable a highly transparent, credible and impactful service. Share information to ensure that best practice and learning is shared.
  • Have the strength to challenge the status quo and confidence to drive through positive change.
  • Develop innovative and creative change initiatives that will continually drive and improve our service offering.
  • Create, implement and manage operational objectives and processes across your region, while remaining agile and adaptable to the constantly changing environment.
  • Leadership of a number of Customer Operations Managers to deliver the strategic objectives of your area as set by the Senior Area Operations Manager.
  • Oversee and direct an intelligence based approach to outcome focused services, ensuring that we meet customer expectations.
  • Closely manage costs and budgets to ensure that we maximise both time and value for our customers.
  • Work with the Development and Construction teams to support the master planning and mobilisation of newly constructed and/or redeveloped office and life science, smart enabled buildings. 
  • Proactively develop a network of key relationships, seek potential new external partnership opportunities, and work collaboratively across teams to join up our service and to find innovative ways to streamline and enhance our customer experience.
