Job purpose:

The Building Surveyor is a key multi-disciplined role that touches all aspects of looking after building assets within a wider portfolio inclusive of extensive project management activity. This role is one that works as part of a team within a matrix but with the freedom to use your specialist knowledge and creative thinking, to solve problems that support your wider team to achieve their ambitious goals.

You will be working across multiple projects, so flexibility to travel within Manchester, Leeds and Liverpool and potential future locations is required, as well as the ability to adapt your approach and manage your time effectively. With that in mind, having a car and driving licence would be beneficial (we do have the possibility of using pool cars if you don’t drive your own car).

You’ll play a pivotal role in delivering our business unit’s goals and ensuring the best experiences for our customers, colleagues, and stakeholders. You’ll have a knack for building and maintaining trusted relationships, and for working collaboratively - especially when priorities conflict - always upholding and enhancing our brand reputation. Innovation is at the core of this role; we’re seeking someone who uses data, knowledge, and insights to tackle complex challenges and who can lead change initiatives confidently.

A degree in Building Surveying or equivalent, coupled with progress toward your APC, is essential. Passion for sustainability is a must, along with an understanding of industry challenges related to commercial buildings. As a natural communicator, you’ll be open, transparent, and resilient, thriving in a fast-paced environment while managing multiple projects simultaneously. Your inquisitive mindset keeps you updated on industry trends, and your collaborative spirit drives shared solutions. 

What you’ll be doing:

Collaboration

  • Input into and contribute to company-wide projects/initiatives where related to your area
  • Work in partnership with others and engage and motivate the wider colleague team
  • Work with internal experts to make sure we meet asset standards and sustainability objectives

Business Planning

  • Work with senior colleagues and contribute to wider pieces of work which align to the wider strategic objectives
  • Work collaboratively with colleagues to understand their business needs and priorities from a Building Consultancy perspective and provide support, expertise and advice.
  • Work collaboratively with colleagues to understand their business needs and priorities from a Building Consultancy perspective for specific projects
  • Engage in the development of asset management plans from a Building Consultancy perspective

Project Delivery & Commercial Management

  • Contribute to the delivery of projects within your portfolio using your knowledge of internal and external best practice, including life cycle analysis and preparation of service charge major project plans
  • Engage with the portfolio team on inputting delivery to a high standard, in line with customer expectations.
  • Deliver projects from low to medium value and complexity, for assets and required Cat A & B fit-outs, using innovative and progressive solutions.
  • Focus on projects relating to; fabric, M&E, SCMP, suite refurbs, fit outs and minor aesthetic schemes. 
  • Collaborate with the internal QS team on budgets and costs, driving best possible value against a backdrop of in house benchmark data

Works Progress & Quality Management

  • Develop a full understanding of every element of the fabric and infrastructure of buildings in your portfolio, in order to provide joined up advice and decision making
  • Proactively manage the delivery of the portfolio strategic works/projects in line with asset plans
  • Support project handover from delivery to operations post practical completion as and when required and make sure all snagging is closed out by respective delivery teams.

Health & Safety/Legal & Regulatory/Sustainability

  • Make sure projects are compliant with company policies and practices
  • Implement asbestos management, licence for alterations and dilapidations, making sure they are delivered effectively and in a timely manner.
  • Implement our strategy in areas such as sustainability and smart building technology.
  • Implement high level statutory compliance in terms of CDM, Fire, Asbestos, Mees Regulations etc
    • Stay updated with wider industry best practices and guidance
