Job purpose:

This role will cover our Bruntwood and town centre joint venture portfolios. This will cover a mixed portfolio of assets across Greater Manchester including our Carbon Net Zero new build commercial office property, EVO, as well as Valo - our JV development in Trafford where UA92 now call home. In addition, you will be managing Stretford Mall which is currently undergoing a major redevelopment and Stamford Quarter in Altrincham - both of which are shopping centres.

What you’ll be doing:

  • Take overall responsibility for the service charge expenditure for the buildings under your stewardship.
  • Preparation of service charge budgets working closely with internal colleagues for approval.
  • Monitoring of service charge expenditure in liaison with colleagues.
  • Reconciling service charge budgets in accordance with the best practice. 
  • Regularly carrying out audit exercises to ensure the apportionment and scheduling of your service charge budgets is accurate.
  • Monitor ad-hoc and non contractual spend ensuring that any expenditure by the client is necessary and proactively managed to minimise costs.
  • Work closely with our Supplier & Relationship management team to understand all externally contracted costs and how they fit with asset management plans.
  • Establish and nourish good working relationships with colleagues in the wider Bruntwood Group including those in Unify Energy and Cubic Works.
  • Ensure any customer queries or questions are answered promptly and in line with high level of customer service. 
  • Create, manage and maintain building by building reports to ensure the business is fully briefed regarding expenditure and general operations within your buildings.
  • Coordinate with other colleagues to ensure that all rating, insurance and other professional services are delivered.
  • Lead the ‘Transition In’ or ‘Transition Out’ of any acquisitions or disposals ensuring that the risk is minimised at all times.
  • Understanding the overall asset management requirements for the buildings and ensure that all activity aligns with these goals.

What’s important to us:

  • Ideally MRICS qualified but this is not essential 
  • Experience in the commercial property market including management of large multi-let retail and leisure assets and mixed commercial and retail office buildings.
  • Experience working with external clients in an asset management arena.
  • Ability to bring market knowledge into day to day management as best practice.
  • Experience of reporting and attending client meetings.
  • Experience with due diligence, mobilisation and the transitioning of new assets or inversely disposal.
  • Experience in creating and managing service charge budgets including multiple schedules ensuring apportionments are correctly set up. 
  • Experience in service charge analysis for buildings against industry benchmarks and advising clients on potential savings or service improvements.
  • Understanding of Property Management Agreements and Service Level Agreements.
